OUR DESIGN-BUILD PROCESS FOR HOME BUILDING
Step 1: Discovery Meeting
We start by getting to know you and your vision for the project. We’ll discuss your budget, timeline, and overall goals. Whether you already have land or need help finding the perfect lot, our team will evaluate feasibility, zoning, views, and construction potential. We’ll also thoroughly inspect your site, whether it’s a new build or remodeling project, and clearly walk you through our custom home building process and contract details.
Step 2: Design Agreement
Once you’re ready to move forward, our team works directly with you to develop a personalized design that truly captures your vision. Using the latest design technology and project management tools, we’ll create detailed plans for your custom home or renovation. At this stage, you’ll get a clear idea of how your project will look and an initial cost estimate.
Step 3: Architectural Design Development & Pricing Proposal
This is where your vision really starts to come to life. You’ll work closely with our Architectural team to design a home that reflects your style, fits your lifestyle, and stays within your budget.
Once the design is finalized, we present a clear, fixed-price proposal outlining the full scope and cost of the project. That means no surprises, no inflated invoices, and no confusing “cost-plus” arrangements. Your total cost is locked in before construction begins.
Behind the scenes, we go through a meticulous pricing and planning process so that your final invoice aligns with your approved budget—unless you decide to make changes along the way. We’ll work with you to fine-tune the Statement of Work (SOW) until everything feels just right. Then, once you’re confident in every detail, we’ll move forward with signing the final contract.
Step 4: Final Proposal
With all plans, materials, and pricing confirmed, we finalize your contract. This step ensures clarity and transparency, addressing any remaining questions you may have. After signing, our team manages all permit applications and necessary approvals, ensuring your project starts smoothly.
Step 5: Selections and Pre Construction
Now it’s time to bring your project to life! You will work closely with our Design Team to begin making the finish selections for your beautiful new home. Everything from tile, to appliances, cabinets, and paint colors. The selections process is where you really get to personalize, customize, and watch your vision unfold.
In addition to our Design Team, you will meet your dedicated Construction Manager, who will be your main contact during the build. We’ll order materials, coordinate labor, secure permits, and develop a detailed project schedule, so you know exactly what to expect throughout construction.
Step 6: Construction
Whether we’re building from the ground up or renovating your existing space, our experienced team meticulously handles every detail. We’ll keep you informed with regular updates through BuilderTrend, our easy-to-use client communication platform. Our trusted network of professionals ensures the highest quality craftsmanship at every step.
Estimated Build Time:
- 3,000–4,500 SF: 10–12 months
- 4,500–6,000 SF: 12–14 months
- 6,000–10,000 SF: 14–16 months
Step 7: Final Walkthrough & Move-In Celebration
Congratulations—your home is complete! Together with your Construction Manager and our BOLD team, you’ll perform a final walkthrough, carefully checking every aspect of your home to make sure everything meets your expectations. We’ll secure your Certificate of Occupancy and celebrate this milestone with a ribbon-cutting ceremony. If anything still needs attention, we’ll address it promptly.
Step 8: Warranty & Ongoing Support
Our commitment doesn’t end at move-in—it’s just the beginning. When you build with BOLD, you’re not just getting a beautifully crafted home; you’re gaining a lifelong partner. We stand behind our work with a one-year warranty on workmanship and an six-year structural warranty.

WHAT’S THE MAIN DIFFERENCE BETWEEN BOLD AND ITS COMPETITION?

I’VE HEARD THE CUSTOM HOME PROCESS CAN BE DIFFICULT?
Our clients are successful people. They understand that 8+ months of their life is a significant time investment. Our team strives to make the process fun and exciting. Building a custom home is as much about enjoying the experience of building your home as it is enjoying the lasting final product that you get to live in.
HOW DO I MAKE SELECTIONS?
We have an interior designer on staff to help you with all your design choices. We will visit any supplier to track down the exact finishes you desire. With a staff member motivated and dedicated to your design choices, we have simplified and streamlined the process for our clients. You can be involved as much or as little as you’d like in that process – our design coordinator is exceptional at understanding each client’s’ individual style, and goes above and beyond to turn their vision into reality. Our goal is to make the selection process enjoyable and stress free while accomplishing whatever finish look you desire.
WE’VE ALL HEARD HORROR STORIES OF CUSTOM HOMES GOING WAY OVER BUDGET. HOW DO I KNOW THIS WON’T HAPPEN WITH BOLD CONSTRUCTION?
We build our homes using fixed price contracts. This gives you certainty. You will have allowances for finish item selections only, as you will completely customize your home. But we take the cost risk for items outside of your control, like labor costs. Building your home for the amount you expect to pay is an important value of our company.
Cost plus builders are paid more by spending more of your money. This doesn’t make much financial sense to us. Your home is an important part of your portfolio of investments; we want it to be a good investment for you.
HOW DO YOUR HOME COSTS COMPARE TO OTHER BUILDERS?
Our pricing is in line with similar quality builders. We build enough volume that allows us to maintain strong relationships with our suppliers to keep your costs down. Many of our competitors are cost plus (some even disguise this during the sales process – if your builder is giving you a spreadsheet breaking down all the costs it’s typically because they are a cost plus builder). Inherently, a fixed price builder may have a higher up front price than a cost plus builder because a fixed price builder’s price doesn’t change throughout construction. However, with a fixed price builder, your final price is the same as your initial cost (other than adjustments for changes and selection upgrades made by you). You don’t need to worry that your end price is going to be dramatically different than your expectation.
HOW DO YOU HANDLE CHANGES THROUGHOUT CONSTRUCTION?
We will make any change that you ask of us. Sometimes items become obvious once we start building that were not as you imagined when you saw them on paper, so we welcome changes. What is most important is that you get the exact home that you desire.
With regards to change order pricing, our philosophy is to be fair on change orders. We don’t feel it is right to make an excess margin, just because you’ve changed your mind on an item during construction. Change orders occur because it’s your custom home. We don’t need or want to be punitive – we want you to get exactly what you want. If you want something changed, we will do it.
HOW LONG DOES IT TAKE TO BUILD?
Our typical build job takes 8-10 months from issuance of building permit.
This is slower than production builders that are building the same home over and over again. Your custom home is like a work of art that has never been created before. Inherently, that takes more time. We want to make sure your home is built to the highest quality.
We complete our homes significantly faster than other custom home builders. We are able to do this through careful planning and strict scheduling. We never compromise on quality. We’ve determined the ideal amount of time required to build a custom home is 8-10 months. We put the same amount of time and quality in our homes that a builder does that takes 12-24 months. The difference is, we schedule well and make sure there is constant progress at our jobs. In addition, by building a home in less time, we can dedicate more oversight to each job. If we take twice as long to build, we’d have twice as many jobs to oversee at the same time.
Our team knows that our clients are successful people who know what they want, which is why they’re building a custom home. And time is very valuable to our clients. So we want to get our client into their beautiful new home as quickly as we reasonably can.
HOW DO BOLD CONSTRUCTION HOMES STAND OUT?
We build the best homes in the Triangle. Every one of our homes is unique to the homeowners exact desires and specifications. There are many upgraded items we provide in our homes as our standard. Our homes have many passive green features (2×6 exterior walls for upgraded strength and insulating value, TechShield radiant barrier roof sheathing), smart thermostats, and tankless water heaters. We use better materials like ZIP System wall sheathing, Advantech subflooring and I joists (for stronger, quieter floors). We use low maintenance exterior products to stand the test of time. Typical design features include 10′ first floor ceilings and 8′ doors throughout. In addition to the beautiful finishes to make your home truly stand out, these are some of the many ways that our homes stand out.
WHAT WARRANTY DOES BOLD CONSTRUCTION OFFER?
Our comprehensive 1-year warranty covers any issues that may arise within your first year in your new home. We also offer an extended 6-year warranty, which includes any structural issues that may arise over time. In addition, we want to be your first call, over the lifetime of your home so we can assist you with future repairs and maintenance items. With our proven track record and skilled team of experts, you can have peace of mind and full enjoyment of your brand new custom home knowing that we are here for you.
