The real cost of waiting isn’t just financial – it’s missing your chance to build in the place you’ve always pictured living. Every year, more people are moving to the western side of the Triangle, land becomes harder to find, and prices continue to rise. The longer you wait, the fewer options you’ll have to create a home that truly fits your lifestyle.

For years, Chapel Hill, Pittsboro & Hillsborough, or what we call the western side of the Triangle, were the region’s best-kept secret. This area offered what so many buyers wanted but couldn’t find closer to Raleigh or Durham: open land, peaceful surroundings, and a slower pace of life that still stayed connected to the Triangle’s energy.

That balance is exactly what’s drawing more people here than ever before.

The western Triangle is growing quickly, and while that growth is exciting, it also means one thing for anyone dreaming about a custom home here: the best land is becoming harder to find.

The numbers tell the story.

Between 2020 and 2024, the population of Chatham County, home to Pittsboro, grew by 10 percent, adding more than 7,600 residents and reaching nearly 84,000 people.

Neighboring Orange County, home to Chapel Hill and Hillsborough, grew 2.8 percent, reaching 152,877 residents in 2024.

Together, these counties represent the western edge of the Triangle’s fastest-emerging residential corridor, offering space and natural beauty that more urban areas can’t match.

People Are Moving Here, and Bringing Prosperity With Them

Between 2021 and 2022, 978 households relocated to Chatham County from outside North Carolina, bringing an average income of $186,000. That influx added $178 million in new household income to the local economy in one year.

Orange County followed a similar trend. It saw a net gain of $50 million in total household income as new residents moved in, largely from the Northeast and West, with average adjusted gross incomes over $100,000.

These numbers tell a clear story: families and professionals are relocating here for the quality of life, and bringing the resources to build luxury homes that match it.

Why They’re Choosing the Western Triangle

Chapel Hill, Pittsboro, and Hillsborough each have their own identity, but together they represent the part of the Triangle where people can still find space, character, and connection.

Chapel Hill is known for its strong schools, university energy, and walkable neighborhoods. Downtown has the restaurants, culture, and amenities people expect, but you don’t have to go far to find quiet, tree-lined streets and established neighborhoods that feel tucked away from the busier parts of the Triangle.

Pittsboro has changed more in the past few years than in the past few decades. While it still has a small-town feel, it’s now home to major projects like Chatham Park and MOSAIC, drawing new restaurants, businesses, and residents. People are moving here for space, privacy, and the kind of new construction that’s hard to find closer to Raleigh or Durham.

Hillsborough has held onto its history while quietly becoming one of the most desirable small towns in North Carolina. It’s walkable, full of restored homes, local shops, and art galleries, and it offers an easy drive to both Chapel Hill and Durham. Many who move here are looking for character and community without being far from city conveniences.

Together, these towns offer something rare in a fast-growing region: room to live how you want, without giving up access to good schools, top healthcare, or career opportunities. You can hike at Jordan Lake in the morning, meet clients in Research Triangle Park in the afternoon, and be home for dinner downtown, all within 30 minutes.

How Growth Is Changing the Landscape

The Triangle’s steady expansion has created a ripple effect.

As Wake County becomes more densely developed, buyers are looking west for space, privacy, and land that allows for truly custom homes.

At the same time, developers and large employers are moving this way too – with Apple, VinFast, and Wolfspeed driving growth and opportunity throughout Chatham County.

But growth brings new challenges. Land once thought plentiful is being rezoned, subdivided, or purchased by developers at record speed. Larger parcels near Chapel Hill and Pittsboro are increasingly rare, and the price per acre continues to climb.

That scarcity is reflected in home prices.

The median home price in Chatham County rose from $439,000 in 2021 to $671,500 in 2025 – a 53 percent increase in just five years.

The median home price in Orange County rose from $405,000 in 2021 to $505,665 in 2024 – a 25 percent increase in five years.

This appreciation is expected to continue as the region’s population and job growth stay strong. For anyone considering a custom build, that means acting sooner protects both your budget and your options.

What Luxury Buyers Are Looking For

Today’s homebuyers, especially those relocating from major metros, are seeking something different from past generations.

They want:

  • Land and privacy. Acreage lots with mature trees or scenic views.
  • Sustainability and efficiency. Energy-efficient systems, solar readiness, and durable materials.
  • Lifestyle flexibility. Dedicated offices, home gyms, and indoor-outdoor living.
  • Local quality. Builders who know the area and have relationships with trusted craftspeople.

That combination of lifestyle and long-term value is why so many buyers are choosing to build, not buy. A custom home offers the personalization and performance that resale homes in this market often can’t match.

Why Building Custom Still Makes Sense

In a market this competitive, luxury buyers often face two choices: pay a premium for an existing home that still isn’t quite right, or invest that same budget into building something timeless.

We understand that building a custom home can feel overwhelming. Many buyers worry about cost, timelines, and the uncertainty of the process.

At BOLD Construction, our fixed-price, design-build approach removes the guesswork. You’ll know your total cost before construction begins, and you’ll have one team managing every step, from design and selections to construction and updates.

Our goal is to make the process simple, transparent, and enjoyable. Because building your dream home shouldn’t be stressful –  it should be exciting.

The result is a home tailored to your lifestyle, built to last, and located in one of the fastest-growing and most desirable areas of North Carolina.

 Where to Build Now

BOLD Construction currently has limited availability in several sought-after western Triangle locations:

Anfield Estates – Chapel Hill

BOLD currenlty has a 2.3-acre homesite available in Anfield Estates. The lot is tucked within a private enclave and offers the best combination of space and setting. Surrounded by mature trees, it provides the perfect backdrop for a custom home designed with privacy and natural beauty in mind.

Noble Reserve – Pittsboro

Noble Reserve is an intimate collection of 5–7 acre estate lots, just minutes from Pittsboro. These homesites allow for sweeping driveways, outdoor living spaces, and even amenities like pools or guest houses. With only a handful available, Noble Reserve balances a sense of neighborhood with the breathing room that comes from larger acreage.

Gallant Reserve – Chapel Hill

This neighborhood was designed for those who love wooded settings and spacious homesites. Only one lot remains, offering 3+ acres of privacy while still being close to Chapel Hill and the Triangle. It’s the last chance to join this sought-after reserve.

Stonecrest at Norwood – Chapel Hill

Lot 42 is the best remaining lot in Stonecrest. This wooded 3.8-acre homesite offers a prime position within this luxury neighborhood. Known for its rolling terrain and curated architecture, Stonecrest combines elegance with a strong sense of place.

Governors Club – Chapel Hill

Governors Club remains one of the Triangle’s most iconic addresses. We currently have access to an off-market golf course lot (Lot 874), priced at $199,800. Set along the fairway, this property pairs the prestige of a gated community with the beauty of golf course views. To learn more, reach out at the link below.
