Southwest Durham, Close to Home

Southwest Durham has a lot in common with Chapel Hill: mature hardwoods, rolling lots and neighborhoods a short drive from Duke, UNC and both downtowns.

It is also where BOLD has built some of our most ambitious homes.

Our Durham homes range from a 6,000-square-foot courtyard home finished in six months to a three-level estate with a wine cellar, elevator and indoor basketball court, along with a modern home designed with architect Bill Waddell.

“Bold has a great team of people, and we were able to forge a strong working relationship as we worked through the many challenges that new construction brings. I believe that together we not only created something beautiful, but also of value, and I thank the Bold team for that!”

Property and Planning

Start With the Home You Want and the Property You Have

Perhaps you have found land you love. Perhaps you want to replace a house in a neighborhood you already call home. Either way, the site should inform the design from the beginning.

Building on the Durham side means working through Durham’s own planning and permitting process, and a property may be on city water and sewer or need a well and septic system. Access, slope, trees, drainage, setbacks and neighborhood requirements also affect where the home sits and what it takes to build. We work through those questions early, alongside how you want the home to function and what you plan to invest.

Still evaluating a lot or a teardown?Bring the address and what you know to an initial conversation. We can help identify the questions that need a closer look before the design advances.

Our Process

Design and Construction, Working Together From the Start

BOLD brings design, pricing and construction together under one process. That allows decisions about the home, property and investment to inform one another early, before construction begins.

And because BOLD builds with a fixed-price contract, the work that happens during design and pre-construction matters. We develop the plans, scope and pricing in detail before moving into the build.

01

Discovery Meeting

We start with your vision, priorities, investment range, timeline and homesite. If you are still looking for land, we can also discuss what to consider before purchasing a property.

02

Design Agreement

Our team begins developing the architecture and plans for your home while keeping feasibility and investment aligned with the design.

03

Design Development + Fixed Pricing

As the design is finalized, we develop the detailed scope and pricing behind it. The result is a clear fixed-price proposal before construction begins.

FAQ

Questions About Building a Custom Home in Durham

Have a question that isn’t covered here? Call us at 919.929.6288.

Do you build custom homes in Durham, NC?

Yes. We build custom homes on the southwest side of Durham, close to Chapel Hill, including Maida Vale, Hope Valley, Duke Forest and the 15-501 corridor. If your property is elsewhere in Durham, call us and we will tell you whether it falls within our service area.

How much does it cost to build a custom home in Durham?

Most BOLD custom homes fall between $400 and $550+ per square foot. The total investment depends on your property, the home’s size and design, sitework, systems, finishes and outdoor living spaces. Our Custom Home Cost Guide explains what moves a project within that range, and you receive a fixed price proposal before construction begins.

Is building in Durham different from building in Chapel Hill?

Durham has its own planning and permitting process, and properties vary between city water and sewer and a private well and septic system. We account for those requirements during design and pricing, so they are part of your fixed price proposal before construction begins.

Do I need to own land before contacting BOLD?

No. You can come to us with a property you own, a lot you are considering, or an idea of where you would like to build. An early conversation can help you identify what to evaluate before purchasing land and how the property could influence your home and investment.

Can BOLD build on my existing lot or replace my current home?

Yes. BOLD builds on client-owned properties and has completed teardown and rebuild projects. We start by understanding your goals and evaluating the property’s opportunities and constraints, including access, utilities, setbacks and Durham’s review requirements.

Can I work with BOLD if I already have an architect or plans?

Yes. BOLD can collaborate with your architect or designer, or help you develop your home through our design-build process. The Distinctive Von Mod in Durham was designed by architect Bill Waddell and built by BOLD. If you already have plans, we’ll review them alongside your property, priorities and investment goals.

How does BOLD’s design-build process work?

BOLD brings design, pricing and construction together in one coordinated process. After your Discovery Call, a Design Agreement begins the work of developing your home and its scope. Design decisions and pricing inform one another as the project takes shape, leading to a detailed fixed price proposal before construction begins.

Explore the BOLD Process

What does a fixed price contract mean?

Your fixed price contract establishes the price for the agreed scope of work. It also explains what is included, any selection allowances and how changes are handled. Changes you request or selections that exceed an allowance can affect the final price, which makes understanding the scope an important part of planning.

Can I build with BOLD while living out of state?

Yes. BOLD has worked with homeowners living out of state during construction, including the owners of Maison Bleue in Governors Club. We can begin with a virtual Discovery Call and discuss how communication, selections and visits would work for your project.

What happens during a Discovery Call?

We talk through the home you envision, how you want to live, your property or land search, investment goals and timing. Bring inspiration images, property information or the questions you are still working through. The call helps us understand your priorities and identify the next step.
